Last week to experience the Washington State Fair in Puyallup

Washington State Fair

The first “Puyallup Valley Fair” was held October 4–6, 1900. Now held for 21 days in September, people from all over Washington State come to eat corn dogs, see animals, scream on rides and at concerts and buy a variety of fun items.

There’s so much to see and do at the fair, you might miss the 4-H dogs tucked away from the melee of rides and products being sold. You have one last week to catch the dogs and their kid owners showcase their skills. According to the fair’s website, you can catch these pups in action daily at 10:30 am, on the weekends at 9:30 am. See the schedule here. The goal of 4-H is to develop citizenship, leadership, responsibility and life skills of youth. 

Be Prepared for your Fair Visit

A few items to note to make the most of your fair experience.

  • Check the weather. Be prepared for sun, rain and anything in between. Take a backpack and carry an extra layer just in case. 
  • Traffic and parking will be hectic. The better the weather, the more congestion. If the main lots are full, check the local neighborhoods for street parking. 
  • Have patience. There will be A LOT of people in one area, all trying to see the attractions. 
  • HAVE FUN!!!

How long do you plan to live in your home?

Short term or long term?

When you bought your home, did you consider how long you planned on living there? Have you been there longer than you planned, either because you still love where you are at or maybe because moving is a hassle? According to the National Association of Realtors, the average length of time in a home from 1985 to 2008 was 6 years (with only two data points differing from that “magic” 6). However, something changed in 2008, and the average length of time in a home started increasing…the average from then to now is almost 9 years. So what happened?

The burst housing bubble is a definitely a contributor. When house prices dropped so much, many people ended up in a negative equity situation—where they owed more on their mortgage than the property would be able to sell for. Even as the housing market has recovered, many people are still wary and are choosing to stay where they are at, continuing to pay their mortgage and increase the equity in their home.

Staying isn’t always the best decision if you are in a house that doesn’t suit your needs (i.e. a huge 4 bedroom if all your kids are off in college, or an hour plus commute to your new job). If now might be the time to make a change, let me know how I can help.

This little extra sunlight in the morning comes at a cost…evenings get dark earlier. But never fear, your trusted Realtor with a flashlight is here! Just because it’s dark outside doesn’t mean that people aren’t still out house hunting. Buyers in Pierce County and surrounding areas are still out looking at homes during the day, after work, and on the weekends, just like the rest of the year. 

What does this mean for sellers? Turn your porch light on, keep walkways free of leaves (which can become slippery in our oh so wet weather), and take comfort in knowing that although there may be fewer buyers looking this time of year, the ones that are looking are committed to finding a place to buy.

Easy home updates without breaking the bank

You’ve probably seen articles about what home renovations get the most bang for the buck. If not, here’s a handy table. But what about those of us that are less handy, or less inclined to do a big remodel? There are still plenty of ways to spruce up your house without breaking the bank. This article from the Chicago Tribune has some great tips.  I especially liked the suggestion of changing out curtains and throw pillows. Fabric items are often overlooked, but are an easy thing to swap out. I work with Via Staging on some of my listings, and the lead stager will often add pops of color to a room with pillows on couches or beds. As the Pacific Northwest heads into the rainy season, those color pops might be more welcome!

It’s time to sell your house. You’ve weighed the pros and cons and come to this big decision. But now you have to pick a real estate agent. “Wait!” you say. “I’ve gone on Zillow, it says my house is worth x amount of money. I’ll just put a sign in my yard and sell it myself. No need to pay a real estate agent when I can do it myself”.

I’m sure we all know people that love to DIY, but there are some things that it is better to not do yourself. Unless you work in that field, you probably wouldn’t feel confident to build a new house out of wood pallets and things you can buy at the Dollar Store. While selling your house yourself may not seem that extreme, there are some strong reasons to counsel against this particular DIY. Let’s be honest, a big reason people don’t want to use a real estate agent is the cost. You don’t want to have to pay someone to do something you think you can do yourself. Did you know sellers actually net MORE money when they use a real estate agent? The National Association of Realtors does a comprehensive review of trends in buying and selling every year. Additionally, a real estate agent can market your property to a wider audience. Nine percent of buyers purchase a home from a sign in the yard, while 77% of buyers come from real estate agents and internet.
